How Our 1/2/10 Warranty Works
Your lender will guide you through the process, but here’s the simple version of what to expect:
1-Year “Fit & Finish” Warranty
Think of this as your home’s bumper-to-bumper coverage.
For the first year, we take care of the small things – paint touch-ups, drywall cracks from settling, cabinet adjustments, door tweaks, and other finishing details. It’s about keeping your home looking and working just as it did the day you moved in.
2-Year Major Systems Warranty
In addition to your first year of full coverage, you’re also protected for an additional year (some components for two years total) on your home’s major mechanical systems — including:
- Plumbing
- Electrical
- Heating & Air Conditioning (HVAC)
If something isn’t functioning correctly in those systems during that period, we’ll work with you to get it fixed.
10-Year Structural Warranty (PWSC)
Your home also comes with a 10-year structural warranty through Professional Warranty Service Corporation (PWSC).This coverage is like an insurance policy for the major structural components of your home – the foundation, load-bearing walls, beams, trusses, and other structural framing.
In the rare case of a serious structural problem, PWSC steps in to ensure you’re protected – even if we’re no longer involved. Fortunately, across thousands of homes built, we’ve never had to use this coverage!
That’s it. We’ll coordinate with your lender behind the scenes to keep things on track.

During pre-construction, your Design Consultant is your go-to. They will:
- Make sure all of your documents are easy to find
- Guide you through selections and personalization of your home
- Assist in finalizing plans
- Prepare plans and documents for your lender
- Stay on top of the loan process
- Help prepare everything for the handoff to construction
- Coordinate behind the scenes
Think of them as your project quarterback before the build starts.
The Bigger Picture
Once we hit the Construction Kickoff, your Builder takes the lead. They will:
- See that all permits are completed
- Work with trade contractors to prepare your land for the home build
- Manage your job on-site
- Oversee all trade partners
- Keep your home on schedule
- Walk you through key construction milestones
- Conduct on-site meetings
This is the person bringing your home to life.
