During the early stages of your journey, you’ll mademake key decisions around structural options and finish selections. These choices were finalized as part of your purchase, helping us clearly define the vision for your home.

But here’s the truth – once you have completed this step, it’s completely normal for new ideas to pop up. Maybe you walk through your current home and think, “I wish we had added that.”
 Or you see something online and think, “Can we still do this?”.

That’s exactly why we have your Dream Home Review.

We encourage you to keep a running list of questions, ideas, and “what ifs” as they come to mind. Bring that list with you to your Dream Home Review so we can walk through everything together.

This meeting is an important milestone where we:

  • Confirm your final selections and options
  • Answer any outstanding questions
  • Make sure nothing important has been missed
  • Finalize your home plan for your lender
  • Prepare your home for the field and construction

Think of this as your final opportunity to say, “Yes—that’s exactly what we want.” Because once we move past this point, we’re not just planning your home – we’re building it.

During pre-construction, your Design Consultant is your go-to. They will:

  • Make sure all of your documents are easy to find
  • Guide you through selections and personalization of your home
  • Assist in finalizing plans
  • Prepare plans and documents for your lender
  • Stay on top of the loan process
  • Help prepare everything for the handoff to construction
  • Coordinate behind the scenes

Think of them as your project quarterback before the build starts.

Changes After This Point

Team Lead: Builder

Once we hit the Construction Kickoff, your Builder takes the lead. They will:

  • See that all permits are completed
  • Work with trade contractors to prepare your land for the home build
  • Manage your job on-site
  • Oversee all trade partners
  • Keep your home on schedule
  • Walk you through key construction milestones
  • Conduct on-site meetings

This is the person bringing your home to life.

Allowances (Site & Land Costs)

You’ve already purchased your home and part of that purchase includes a budget for things tied to your land and site. We call that your allowance bucket.

  • These are real dollars
  • They are yours
  • They are used as actual costs come in
  • They are not fixed pricing
  • Allowances are estimates, not exact numbers
  • They function as one combined pool of money
  • They can be used for any property-related site cost

This means:

  • We have estimated costs upfront
  • We then track actual expenses during the build

You’ll receive updates along the way, so you always know where things stand. If costs exceed the allowance, additional funds may be required.
If costs come in under, you’ll receive the remaining balance back.

The Land Development or Allowance Dollars are Just Like a Checking Account

The easiest way to think about this is like a checking account for your land.

  • Money goes out as invoices come in (septic, well, grading, power, etc.)
  • If you spend less → you get money back
  • If you spend more → you cover the difference

We don’t mark this up – it’s dollar for dollar. If it costs it, it costs it.

Overages are certainly possible!

  • If allowances run over → the overages must be paid before keys can be released
  • If allowances run under → you will be refunded the difference after final accounting (this can take several weeks)

Most homes don’t land exactly on the number – and that’s okay. Most come in UNDER, but from time-to-time unforeseen items come to light that run them over.
